A Phased Approach

The renovation plan involves a seven-phase approach to ensure a seamless execution and continued functionality of the workspace.

The historic office space features a redesigned and thoughtfully balanced mix of private and open workspaces, fostering flexibility and productivity. Enhanced amenities include collaborative zones, modern conference rooms and inviting break areas to support team interaction and individual well-being.

Given the construction took place in an occupied building with adjacent, active tenants, the project team prioritizes safety, clear wayfinding and minimal disruption to daily operations. During phase I, the project team demonstrated impressive coordination, simultaneously executing construction on three floors. This collaborative spirit continues into Phase II, where the team efficiently completed work on two floors in parallel. This meticulous planning ensures a smooth transition for associates and tenants while delivering a dynamic and future-ready workspace.

The driven project team ensured the project stayed within the owner’s budget by prioritizing procurement strategies. To meet the schedule goals, the team collaborated closely with the owner, design team and trade partners to proactively address material selections. This included identifying and procuring unique and long-lead items, such as imported finishes and specialty lighting, either early or by finding suitable alternatives. Clear communication between the project team, design team and owner added value to the campus optimization projects.
